There are many costs associated with selling your home.  Some costs that many don't consider are:


Discharge Mortgage Fee

If you have a closed mortgage be prepared to pay a mortgage penalty if you are not at the end of your term.  This may be a consideration on when you want to sell.  Most mortgages are 3 months interest penalty of the interest differential - whichever us the greater of the two.    


If you have an open mortgage, there is no cost associated with paying out the mortgage early. 


Portable Mortgage

To port a mortgage allows you to move your mortgage dollars onto a new property -  without penalty!


Capital gains tax

If you are selling a vacation property or investment property or have had a rental unit in the property you are selling - you may owe Capital Gains.

Legalities

A Real Estate Lawyer is a key part of your Real Estate team.   If you don't have a Real Estate Lawyer, I am always happy to recommend an experienced professional to you.    

Your lawyer will review with you all of the important documents that will require your signature including the "offer" that has been submitted by the buyer. 

Your lawyer will advise of any mortgage payouts, penalties or monies still owing to the bank. They will also have you sign off on the title transfer to the new owner.   

Lastly, when everything has closed, they will provide you with the cheque for the net proceeds of your home sale.
